R1,3 billion Student Accommodation and Retail Centre at Cape Town Station.

The project
The first phase was to provide a 3,085-bed purpose-built student accommodation facility with 6,700m² retail space located in a 22 storey building under construction.
Keller was contracted for the enablement works which consisted of the demolition of existing structures, the installation of sewer, water and stormwater services and the construction of foundation piling for this development.
The challenge
Ambitious completion dates on all three works fronts (civil, demolition, piling) combined with limited space, ever changing interfaces and access with a major delay on the critical path due to historical mosaics requiring salvage, numerous architect and structural design changes while accommodating existing old foundations and services.
The solution
Extended working hours, the mobilization of additional resources, redesign of certain piles enabling use of alternative available piling rigs, careful management of information flow and meticulous administration of the contract and sub-contracts.
Keller installed a total of 765 piles; 601 no. DCIS + 124 Auger + 20 ODEX + 2 micro piles.
